The Market
Getting properties for the lowest price possible, spending what's needed on repairs and then reselling it at maximum price defines house flipping. Generally, house flippers shoot for at least 10 to 15 % profit margins from their flipped properties. Typically, house flippers buy houses, rehab them and then try to have them formally sold off within 90 days. Some house flippers just buy no-rehab bank-owned properties for about 70 cents on the dollar and then quickly resell them for 80 cents or so on the dollar.

The flipping industry has been growing steadily for over 20 years. The gross profit margin, defined as the price something sells for minus its acquisition and production costs. Gross margin in a house flip is determined by a flipped house's acquisition and rehabilitation costs, all of which are subtracted from final sales price. Nationwide, the average gross margin on a house flip stands at $66,448 at the end of 2017.

Our goal is to work educate 100s of people on the benefits of real estate to a smaller group of serious buyers on the 3-4-year plan of purchasing 3-4 properties per year for 3 years.
